Whether you have properties that you let out in the private rented sector in England or you manage social housing, there are certain standards and requirements that you need to meet as a landlord.

One such requirement is the need for regular electrical testing in rented properties. By law, all landlords need to ensure that all the electrical appliances in their rental properties are inspected and tested by someone qualified to do so every five years. 

This is an essential element of landlord electrical maintenance and it is an activity you should plan into your calendar to ensure you are always up to date with the relevant paperwork and appropriate safety standards. 

Who can carry out landlord electrical safety checks?

A qualified electrician must carry out the safety checks on the electrical equipment and installations in your rental property.

Once they have finished all of their tests, they will provide you with an EICR report detailing their findings. 

This report will grade electrical appliances based on their safety and give guidance about what remedial work, if any, needs to be undertaken to make it safe for tenants to move in.

What electrical appliances are covered by this legislation?

Electrical safety tests for social housing and the private rental sector cover two main areas. First and foremost, the wiring in the property, including sockets, light fittings and fuse boxes. 

Second, the inspection will look at any electrical appliances that are wired into the property, such as electric showers or extractor fans. If your rental property features solar panels, these will also be examined. 

If you provide any other electrical equipment for your tenants, such as appliances like fridge-freezers, washing machines or microwaves, these also need to be inspected every five years but are not covered by an EICR report. 

They are classed as “portable electrical appliances” and the rules for these are different.
